Home Inspection in Tampa, FL
A Tampa Bay Home Inspector Since 2007
Inspected is owned and operated by Jason and Sarah Hebert. Jason has been inspecting Tampa Bay homes since 2007 and is InterNACHI® Certified / InterNACHI CPI®, Florida licensed and insured. Working this market for that long means knowing what a Hyde Park bungalow hides behind its plaster, what an underwriter will ask about a 22-year-old shingle roof in Carrollwood, and which "brand new" issues show up in fast-built New Tampa homes.
We work for you, not the sale. You get the findings plainly — what's urgent, what's routine maintenance, and what belongs in your repair request. View a sample report.
What Tampa Homes Need Watched
1920s bungalows in Seminole Heights and Hyde Park
Original wiring remnants, cast iron drain lines, pier-and-beam framing, and decades of partial renovations. We separate charming-and-fine from unsafe-or-uninsurable so you know exactly what you're negotiating.
Insurance-driven 4-point and wind mitigation
Most Tampa homes past roughly 30 years need a 4-point before an insurer will bind. Wind mitigation documents roof deck attachment, roof-to-wall connections, and opening protection — often the difference between an affordable premium and a painful one. Both can be done in the same visit.
Flood zones, surge, and drainage
Davis Islands, Bayshore, and low-lying pockets along the Hillsborough River carry real water risk. We look hard at prior intrusion evidence, elevated equipment, grading, and how the lot actually sheds water in a storm.
New construction in New Tampa and Westchase
New doesn't mean flawless. Rushed builds hide missed flashing, HVAC that was never balanced, attic framing issues, and grading that slopes toward the slab. A pre-drywall or final walkthrough inspection catches it while the builder still owns it.
Inspections We Offer in Tampa
- Buyer's Home Inspection
A thorough walkthrough of major systems and components so you know what you're buying — before you close.
- 4-Point Inspection
Roof, HVAC, electrical, and plumbing documented for Florida insurance underwriting — common on homes ~30+ years.
- Wind Mitigation
Roof attachment, opening protection, and other features that can unlock windstorm insurance credits.
- Pool & Spa Inspection
Pools often aren’t fully covered in a standard inspection. Get equipment, safety, and condition checked — with the house or alone.
- New Construction
Independent checks at pre-drywall or pre-close — before issues get covered up or become move-in regrets.
Need mold, WDO, sewer scope, water quality, roof certification, or a pre-listing inspection? See additional services — they can usually be booked in the same window.

Tampa Home Inspection FAQs
How much does a home inspection cost in Tampa?
It depends on square footage, age of the home, foundation type, and whether you add 4-point, wind mitigation, or pool. Call or text 727-291-3322 with the property address and we'll give you the exact price up front — no surprise add-ons at the door.
How fast will I get my Tampa inspection report?
Typically within 24–48 hours of the inspection. It's a photo-rich digital report you can send straight to your agent and use for your repair request. You can view a full sample report before you book.
Do I need a 4-point and wind mitigation inspection in Tampa?
If the home is roughly 30+ years old, most Florida insurers require a 4-point covering roof, electrical, plumbing, and HVAC. Wind mitigation is optional but usually pays for itself through premium credits. We perform both alongside your buyer's inspection.
Do you inspect new construction in New Tampa and Westchase?
Yes. We do pre-drywall inspections and final builder walkthrough inspections, plus 11-month warranty inspections before your builder warranty expires — the last easy chance to get defects fixed at no cost to you.
Can I attend the inspection?
Yes, and we recommend it. Walking the home together at the end is where most of the value lands — you'll see the issues in person and understand which are urgent versus routine maintenance.
How far in advance should I schedule in Tampa?
Two to four days out is comfortable during a normal inspection period, but we regularly accommodate tighter timelines. Phones are answered Mon–Fri 8AM–10PM at 727-291-3322.
