Home Inspection in St. Petersburg, FL
A Local St. Petersburg Home Inspector Since 2007
Inspected is owned and operated by Jason and Sarah Hebert out of St. Petersburg. Jason has been inspecting Tampa Bay homes since 2007 and is InterNACHI® Certified / InterNACHI CPI®, Florida licensed and insured. Because we're based here, we know how St. Pete homes actually age: what a 1925 bungalow in Kenwood hides behind its plaster, what salt air does to a condenser in Snell Isle, and what an underwriter will ask about a 22-year-old shingle roof in Gateway.
We work for you, not the sale. You get the findings plainly — what's urgent, what's routine maintenance, and what belongs in your repair request. View a sample report.
What St. Petersburg Homes Need Watched
Older roofs and insurance deadlines
Much of St. Pete's housing stock predates 2005. Insurers increasingly want a 4-point and a wind mitigation report before they'll bind or renew a policy, and roof age is usually the deciding factor. We document remaining roof life and wind-resistant features in the same visit.
Flood-prone and low-elevation neighborhoods
Shore Acres, Riviera Bay, and pockets near Coffee Pot Bayou sit low. We look closely at prior water intrusion evidence, crawl and slab moisture, elevated equipment, and how the property drains — so you know what you're taking on before closing.
Salt air, humidity, and hidden moisture
Coastal exposure corrodes fasteners, condenser coils, and electrical service equipment faster than inland. Humidity drives moisture behind wall coverings and inside ductwork. We inspect for the moisture story, not just the surface finish.
1920s bungalows and mid-century block homes
Historic Kenwood and Old Northeast bungalows often have original wiring remnants, cast iron drain lines, and post-and-pier framing. Mid-century block homes bring galvanized supply and undersized panels. We flag what matters for safety, insurability, and negotiation.

Roof, HVAC, electrical, and plumbing documented for Florida insurance underwriting — common on homes ~30+ years.

St. Petersburg Home Inspection FAQs
How much does a home inspection cost in St. Petersburg?
Pricing depends on square footage, age, foundation type, and whether you add 4-point, wind mitigation, or pool. Call or text 727-291-3322 with the property address and we'll quote you the exact number — no guessing games.
How fast do I get the report?
Typically within 24–48 hours of the inspection. It's a photo-rich digital report you can share directly with your agent and use for repair negotiations. You can view a full sample report before you book.
Do I need a 4-point and wind mitigation in St. Pete?
If the home is roughly 30+ years old, most Florida insurers will require a 4-point. Wind mitigation is optional but almost always worth it — documented roof-to-wall connections, roof deck attachment, and opening protection can reduce your premium. We can perform both alongside your buyer's inspection.
Can I attend the inspection?
Yes, and we encourage it. Walking the home with you at the end is where most of the value lands — you'll see the issues in person and understand which ones are urgent versus routine maintenance.
Do you inspect condos and townhomes in downtown St. Pete?
Yes. Condo inspections focus on the interior unit, its systems, and accessible common elements. Call 727-291-3322 and tell us the building — we'll confirm scope and access needs before scheduling.
How far in advance should I schedule?
During a typical inspection period, 2–4 days out is comfortable, but we regularly fit in tighter timelines. Phones are answered Mon–Fri 8AM–10PM at 727-291-3322.
