Home Inspection in Clearwater, FL
A Clearwater Home Inspector Since 2007
Inspected is owned and operated by Jason and Sarah Hebert. Jason has been inspecting Tampa Bay homes since 2007 and is InterNACHI® Certified / InterNACHI CPI®, Florida licensed and insured. Working the Pinellas coast for that long means knowing what salt air does to a Clearwater Beach condenser, what an underwriter will flag on a 1960s block ranch, and which pool equipment is at the end of its life.
We work for you, not the sale. You get the findings plainly — what's urgent, what's routine maintenance, and what belongs in your repair request. View a sample report.
What Clearwater Homes Need Watched
Salt air and coastal wear
Clearwater Beach, Sand Key, and Island Estates homes take a beating from salt-laden air that ages metal flashings, condenser coils, and exterior components faster than inland properties. We check for corrosion, compromised flashing, and AC equipment that's losing the fight to the coast.
Wind exposure and insurance
Barrier-island and near-coast homes sit in some of Pinellas's highest wind-risk zones. Wind mitigation documentation on the OIR-B1-1802 form often makes a real difference in your premium here. We perform it alongside your 4-point and buyer's inspection in the same visit.
Flood zones and storm surge
Much of Clearwater Beach and the barrier island lies in flood zones. We look hard at elevation, prior water intrusion, equipment placement, and how the lot and slab handle storm surge and heavy rains — things that matter on the coast and on low-lying mainland pockets.
Older beach cottages and mid-century homes
Clearwater has deep inventory of 1950s–70s block and frame homes plus original beach cottages. Original wiring, cast iron or galvanized drains, aging roofs, and decades of partial updates are common. We separate the character from the things an insurer or your wallet will care about.
Pool and spa homes
Pool homes dominate the Clearwater market. A pool and spa inspection checks pumps, heaters, finishes, safety barriers, and equipment condition — often worth adding when the home comes with a pool, especially on older installations.

Clearwater Home Inspection FAQs
How much does a home inspection cost in Clearwater?
It depends on the home's size, age, and whether you add 4-point, wind mitigation, or pool. Call or text 727-291-3322 with the property address and we'll give you the exact price up front — no surprise add-ons at the door.
How fast will I get my Clearwater inspection report?
Typically within 24–48 hours of the inspection. It's a photo-rich digital report you can send straight to your agent and use for your repair request. You can view a full sample report before you book.
Do I need a 4-point and wind mitigation inspection in Clearwater?
On homes roughly 30+ years old, most Florida insurers require a 4-point covering roof, electrical, plumbing, and HVAC. Wind mitigation is optional but on the coast it often pays for itself through premium credits. We do both alongside your buyer's inspection.
Can you inspect a pool or spa at the same time?
Yes. A pool and spa inspection is a common add-on in Clearwater. It covers pumps, heaters, finishes, safety barriers, and equipment condition in the same visit as your full inspection.
Do you inspect on Clearwater Beach and the barrier island?
Yes. We inspect across Clearwater Beach, Sand Key, and the barrier island as well as mainland Clearwater. Coastal homes get extra attention to salt-air wear, wind exposure, and flood-zone drainage.
Can I attend the inspection?
Yes, and we recommend it. Walking the home together at the end is where most of the value lands — you'll see the issues in person and understand which are urgent versus routine maintenance.
