What does a home inspection cover?
A buyer's home inspection is a visual, non-invasive look at the home's major systems and components — roof, structure, exterior, electrical, plumbing, heating and air conditioning, attic, insulation, windows, doors and built-in appliances. You get a written report with photos explaining what was found and what may need attention.
What is the difference between a 4-point inspection and a full home inspection?
A 4-point inspection is a short insurance form that looks at four systems — roof, electrical, plumbing and HVAC — usually required by Florida insurers for older homes. A full home inspection covers the whole house and is meant to help a buyer understand the property before closing. Many Tampa Bay buyers book both in the same visit.
Can a wind mitigation inspection lower my insurance?
Florida insurers are required to offer discounts for qualifying wind-resistant features such as roof-to-wall connections, roof covering, roof deck attachment and opening protection. A wind mitigation inspection documents those features on the state form so your insurer can review them. Any discount amount is decided by your insurance company.
How soon will I get my report?
Reports are typically delivered within 24–48 hours of the inspection, with photos and plain-language notes you can share with your agent, insurer or contractor.
